Home Sales Increase Across Massachusetts and Cape Cod

  Good news continues in the Cape Cod and Massachusetts Real Estate markets! Here is another update from the Massachusetts Association of Realtors

   There were 3,685 detached single-family homes sold this October, a 22 percent increase from the 3,017 homes sold the same time last year. This is the 16th straight month of year-over-year increases. The October condominium market was up 34.8 percent compared to the same time last year. (from 1,056 units sold in 2011 to 1,423 units sold in 2012). This is the 15th month of the last 16 that condominium sales have been up.  

The median selling price for single-family homes in October was $287,000 which was up 4.4 percent from $275,000 in October 2011.  

Condominium median selling prices in October were up 2.0 percent from the October 2011 median price (from $259,900 to $265,000). 

Inventory and Days on Market:

The inventory of single-family homes as of October 2012 decreased 23.5 percent from October 2011. This was also the largest single month year-over-year decrease since MAR has been tracking this data.

The inventory of condominiums on the market in October was down 32.2 percent compared to the year before.  

Detached single-family homes stayed on the market an average of 102 days in October 2012, which was down from 114 days in October 2011. Condos stayed on the market an average of 102 days, which was down from 111 days in October 2011.

Real Estate Sales Increase - Time to Buy Your Cape Cod Home

Mass. October pending home sales has 2nd biggest increase 

 The Massachusetts Association of REALTORS® (MAR) released the October 2012 pending home sales report for single-family homes and condominiums. For the 18th straight month, homes put under agreement were up over the same month last year. In fact, it was the 2nd biggest increase since we've been tracking the data starting back in June 2007. On a month-to-month basis, pending sales were up from September.

 

Here are the highlights:

  • Single-family pending home sales were up 35.9% compared to October 2011
  • This is the second biggest increase next to the final month of the home buyer tax credit in April 2010
  • Single-family month-to-month pending home sales were up 6.45% from September 2012
  • Condo pending home sales were up 42.99% compared to October 2011
  • Condo pending month-to-month home sales were up 6.56% from September 2012

Eastham Real Estate Update

   Looks like Eastham is on track for another strong year of Real Estate sales.  The 2nd quarter numbers are in, and they seem to be typical of recovering market after the slower summer season.  Certain indicators like a reduced inventory and steady sales above past years are all good signs.  Did you know, for instance, that there are still 23 residential lots available for sale in Eastham, starting as low as $125,000? If you are thinking of Building, Renovation or Remodeling in Eastham, now is a great time to take advantage of low prices, and great interest rates.

What's For Sale on Cape Cod

Home Prices Continue to Rise

   Prices for existing homes have continued to rise this summer.  July marked the 5th consecutive monthly increase for year over year sales data.  This is good news and shows continued strength in the housing market.

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 

FOR THE MONTH OF JULY 2012

 

SALES VOLUME JUMPS, MEDIAN VALUE FLAT!

 

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in July 2012 was up 33.8% from July 2011 volume and the total value of sales was up 46.9% from the previous year.  The median individual property sale value was down 0.2% from the previous year.  There was a 78.4% increase in the volume of mortgage activity from July 2011 levels.

 

Year to Date: Volume of Sales is up 23.6%; Total Value of Sales is up 30.9%; Individual Sales Value is up 3.8%; Mortgage Volume is up 38%.

 

Register Meade reports that there were 605 deeds recorded at the Barnstable Registry of Deeds in July 2012 with stated sales values above $50,000.00 representing a stated value of $259,374,719.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July was $284,000.00.

 

There were 1,604 mortgages recorded with values above $50,000.00 in July with a total value of $448,358,950.00.  The median mortgage amount, commercial, residential or other, was $222,300.00.

 

By way of comparison there were 452 deeds recorded at the Barnstable Registry of Deeds in July 2011 with stated sales values above $50,000.00 representing a stated value of $176,602,644.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July was $284,500.00.

 

There were 899 mortgages recorded with values above $50,000.00 in July with a total value of $246,965,561.00.  The median mortgage amount, commercial, residential or other, was $221,791.00.
