National Homebuilders Optimistic

    A recent article by the Boston Globe highlighted cautious optimisim among the CEO's of the nation's largest homebuilders.  A combination of demand, price cuts, and general economic improvement have allowed these builders to reduce their backlog, and generate an increase in new sales.  The CEO's were reluctant to definitively project a strong and sustainable upswing in the marketplace, but the signs are positive. This data, along with the information about the strength of the remodeling market, give some positive indicators to the marketplace. On Cape Cod, we have seen significant increased demand for remodeling and new homes.

  Now that the holidays are behind us, many people begin to think about their new home or remodeling projects.  There are many factors that come into play when making the decision to start a large project.  The biggest hurdle for many people  right now is the uncertain economy.

  1. Materials are still reasonbly priced, and lumber is at historical lows.
  2. Labor market is available and willing to negotiate
  3. Banks are still lending at very favorable rates

Positive Trend in Housing Markets

Positive news about the housing market is becoming easier to find. 

Positive Housing MarketA recent article for the NAHB (National Association of Home Builders) reveals that, "The number of housing markets showing measurable improvement nearly doubled in January with the addition of 40 new metros to the National Association of Home Builders/First American Improving Markets Index (IMI), released today.  The IMI now boasts 76 improving markets, up from 41 in December, with 31 states and the District of Columbia represented by at least one entry.The index identifies metropolitan areas that have shown improvement from their respective troughs in housing permits, employment and house prices for at least six consecutive months."

 Many of our clients spend a lot of time with us designing a home that will have the aesthetic, functional and livability features that they have always wanted. However, seeing a house plan in two dimensions on a piece of paper is dramatically different than seeing it built.  To help in this process, our team can provide detailed renderings of the interior and exterior of the home, to include  a virtual interior view.   Here are some plans we did recently for our customers so they can better visualize the finished product.

Whether you are thinking of remodeling, renovating or building new, the biggest hurdle for most is the cost of construction.  Planning your project is a delicate balancing act between what you want in your home and what you need, and somewhere between those two limits is where you will want to add up.  Often times, people come in with a concept only to find out that they can't afford it. How do you avoid this? Planning!!. Working with a team of professionals who know design, construction, permitting and costs allows the consumer to set realistic expectations, budgets and goals.  Our suggestion is to find out what you can afford to spend, and then tailor a project to achieve goals that are within that budget.  Construction costs, although stable in many respects have changed, especially in the coastal areas of Massachusetts..
