Many people don't realize that their land is considered Environmentally Sensitive. Why does this matter? This designation may significantly affect how your land can be used, and may limit or eliminate building improvements.

Environmentally Sensitive includes:

  • Land near marshes or other wetlands

  • Land with a high water table

  • Land near "existing or future water supplies"

  • Land near DCPC's

It doesn't have to be waterfront to be considered Environmentally Sensitive. This paper from the Dennis Board of Health is a good place to start researching your lot.
